SMS/Text Messaging Terms of Service

1. Program Description

By providing your mobile phone number to DAL Property Management LLC & DAL Capital Rentals LLC ("DAL Capital," "we," "us"), you consent to receive text messages (SMS/MMS) from us or our property management platform relating to your tenancy or rental inquiry. Messages may include: rent payment reminders and receipts, maintenance scheduling and updates, lease notices and renewal information, property access and inspection notices, emergency or urgent property notifications, and responses to your inquiries.


2. Opt-In

You may opt in to receive text messages by providing your mobile number on a rental application, lease agreement, tenant portal, website form, or by texting us directly. Consent to receive text messages is not a condition of tenancy or of any purchase or service.


3. Message Frequency

Message frequency varies based on your tenancy and account activity. You may receive several messages per month, with additional messages during active maintenance requests, lease events, or emergencies.


4. Message and Data Rates

Message and data rates may apply according to your mobile carrier plan. Please contact your wireless provider with questions about your plan. DAL Capital Property Management LLC & DAL Capital Rentals LLC is not responsible for carrier charges.


5. Opting Out

You may opt out of text messages at any time by replying **STOP** to any message you receive from us. After opting out, you will receive one final message confirming your opt-out. Please note that opting out of text messages may mean you receive time-sensitive notices (such as maintenance access or emergency notifications) by other methods, such as email, phone, or posted notice, which may be slower.

7. Supported Carriers

Messages are supported on major U.S. carriers (AT&T, T-Mobile, Verizon, and others). Carriers are not liable for delayed or undelivered messages.


8. Privacy

Your mobile number and messaging data will be handled in accordance with our Privacy Policy [link]. We do not sell your phone number or share it with third parties for their marketing purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, except as necessary to provide the messaging service.


9. Changes to These Terms

We may update these terms from time to time. The current version will always be posted on this page. Continued participation in the messaging program after changes constitutes acceptance of the revised terms.
